Construction in the Heart of a Dense Urban Area

The Tsirerlson project consists of two seven-story residential buildings, each featuring four main façades and 102 apartments in a variety of sizes and specifications, including a dedicated penthouse floor. The buildings are constructed above a two-level underground parking garage, all on a plot of approximately 3 dunams.

The old buildings previously occupying the site were demolished at the end of 2024, clearing the way for the new development. The project is currently in the foundation stage, with completion expected by mid-2028.

The complex’s location, adjacent to a densely populated residential neighborhood, combined with Tel Aviv Municipality’s noise restrictions limiting working hours and truck access for unloading, has posed several engineering and logistical challenges for the field teams. Additionally, the underground work requires groundwater depletion and excavation in heavy clay soil—factors that have a direct impact on execution timelines.
